Information for Buyers

Buying a home is not an easy task. When you rely on a professional who is familiar with the area, you usually end up saving money, your valuable time and frustration. There is truly a step-by-step process for buying a home. Working with Tahoe Park Realty will insure that the process is managed and will take care of all of the formalities to make your home buying experience more enjoyable.

First you identify your needs.
Ask yourself questions such as, what type of home will meet my needs? How many rooms do I need? Which location will best suit my purpose? You should identify the additional features you are looking for in a house. What are your expectations about the property and how long you plan to own the home?

Location
Location plays a very important role in the price of a home as well as the resale value. Make a list of possible locations that will suit your needs. After looking at the houses in areas of your choice, you will have a good understanding of the price range, type of real estate available, school system and other factors that are important to you. Prioritize your ideas to, whether you want connectivity to schools, ski areas, offices, shopping complexes, access to lake, beach associations, etc. After identifying your needs, you should know your budget.

Making of Offer
The offer is a proposal to the seller to purchase their property, at a stated price. The offer is subject to specific financing terms, inspections, contingencies, establishes who pays for certain closing costs, details the disclosure requirements of the seller, and sets specific dates for removal of contingencies and closing.

Inspection
Tahoe Park Realty uses professional licensed technicians to inspect the house. They verify the foundation, roof, plumbing, electricity, water supply, safety, water seepage, etc. It is important to have a qualified home inspector prepare a detailed report for you to review after the inspection. Again, an important step to insure that your home buying experience is more enjoyable.

Escrow

Once an offer has been accepted, a contract is created and an escrow is opened. It is the responsibility of your agent to manage the processing of the escrow.

The agent will work with you in ordering inspections, arranging financing, processing disclosures, and coordinating the delivery of documents to the escrow agent. Our objective is to keep you informed of the steps in the escrow, review closing instructions and fees with all parties, and insure that all of the conditions of the contract are understood and addressed prior to transfer of title.



Closing
Once all of the documents have been reviewed and approved, a lender agrees to fund the required loan, the buyer forwards their down payment to escrow, the lender forwards the amount of the loan to escrow, and the seller signs a grant deed. Once all of the documents have been delivered to the escrow company, the escrow agent closes the transaction. The seller is sent a check for their proceeds and the buyer receives title and possession to their new home.
